Job Description

The Construction Project Manager - High End Residential will need to have a PROVEN TRACK RECORD of doing the following:

  • Co-ordinate construction efforts while ensuring the ongoing satisfaction of architects, owners, and other clients.
  • Generate and maintain the project's schedule, budget, and supporting documents (RFIs, Submittals, etc.). Monitor the progress of these to ensure successful delivery of all projects on schedule and on budget.
  • Monitor project financial performance to maintain satisfactory performance of the project.
  • Prepare and negotiate project agreements; make certain all parties understand the contents and limitations of agreement, subsequent Change Orders, etc.
  • Negotiate project schedule/deadlines with client and take primary responsibility for meeting agreed schedules.
  • Work with the site supervisor and take a lead role in scheduling and allocating resources for the project.
  • Maintain continuous dialogue between principals, site supers and clients, including scheduling and leading team meetings and maintaining project minutes, records and files.
  • Coordinate with outside Project Consultants (engineering, lighting, A/V, etc.).
  • Determine that project invoices have been properly vetted, prepared and sent to Bookkeeper.
  • Assist in preparing fee and agreement proposals.
  • Supervise and mentor Assistant Project Managers in all aspects of the job.

The Successful Applicant

The Construction Project Manager - High End Residential candidate should have a background from a General Contractor, preferably in the residential space (apartments, brownstones and townhouses) for custom and unique projects. Commercial and retail will also be considered but residential projects are preferred

  • Ability to deal with high demand from clients for quality, service and communication
  • Ability to work multiple angles - office, site work, client facing
  • Proven skills with delivering solutions and identifying critical path issues through project management practices
