About Our Client

Our client is a NY based owner operator whom have successfully established a reputation as a market leader in Manhattan, New York. They are continuing to focus on the expansion of their commercial & residential portfolio on the back of an extremely successful 2015.

Job Description

  • Managing daily business and maintenance operations of the portfolio
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; showing units.
  • Accomplishes financial objectives by collecting rents; paying bills; preparing an annual budget
  • Travels between the designated properties for routine inspections and supervision of staff
  • Resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units
  • Maintains building systems by contracting for maintenance services; supervising repairs
  • Coordinating with 24-hour call center in case of after-hour emergencies
  • Supervises Superintendent in repairs coordination
  • Monthly financial reporting to the wider business, which include, but are not limited to the following data: rent, subsidy and tenant amounts, occupancy rate for monitoring purposes
  • Attends departmental meetings to review and report on tenant and building issues of occupancy and compliance
  • Bears primary responsibility for the creation and maintenance of all site-specific documentation including but not limited to property information book, site operating manual and emergency operations manual.
  • Has primary responsibility for controlling the procurement and expenditure processing.
  • Ensures adherence to the approved budget with primary responsibility for variance reporting; forecast cash flow of property; review real estate tax assessments; and file required municipal reports.
  • If performing in an agency leasing capacity, participates in tenant selection, negotiation, and analysis of credit risk. Coordinates with leasing brokers to quickly turn around vacant space and to maximize occupancy and positive cash flow.
  • Establishes and maintains open, positive relationships at all times with tenants and occupants ensuring that all services and needs are met and in compliance with leases and agreements.

The Successful Applicant

  • 3 or more years of experience in a residential property management role
  • 3 or more years of experience managing luxury rentals
  • Exceptional analytical and communication skills
  • Extremely well organized, detail-oriented, and efficient
  • Ability to work with numbers, including financial spreadsheets
  • Knowledge of federal, state and local fair housing laws
  • Proficiency with Microsoft Office; Word, Excel and Outlook
  • Experience with Yardi software
