About Our Client

My client is the most comprehensive residential real estate management firm in the New York Metro area with expert management of co-op, condo and rental properties throughout the five boroughs, Long Island, Westchester County and Northern New Jersey, with offices in all those areas.

Job Description

Main Duties will include but not limited to:

  • Responsible for the daily management of a portfolio of cooperative and condominium hi-rise properties. The position will also require the property manager to be on-site every now and then.
  • Act as liaison between Board of Directors, tenants and Company.
  • Responsible for leading Board of Director meetings by keeping focus on the agenda created.
  • Prepare Board meeting minutes in a timely and professional fashion.
  • Conduct thorough interviews for potential building open positions. Responsible for the coordination of background and drug tests of potential new hires.
  • Conduct and manage adequate training of new staff members, as well as the ongoing training of existing staff (union and non-union).
  • Conduct periodic staff performance evaluations. Develop improvement strategies for the performance of building staff members.
  • Monitor the cash and reserve funds of the property.
  • Responsible for final review of operating statements and monthly financial reports and actively participate in budget preparation.
  • Assist the property accountant in the presentation of the annual budget to the Board of Directors and keep track of property financial variance reports.
  • Responsible for overseeing building repairs and apartment alterations.
  • Ensure that all building permits, licenses, and etc. are compliant with state and local rules and regulations.
  • Identify, discuss, plan, and negotiate with vendors to complete all necessary capital improvement projects.
  • Responsible for requiring proper vendor insurance.
  • Responsible for the maintenance requirements of the properties' physical plants, i.e. boiler conversions, HVAC, etc.

The Successful Applicant

A candidate MUST HAVE:

  • 5-10 years experience in Residential Property Management (Condo/Coop)
  • Knowledge of building operations
  • 4 year college degree
  • Exceptional communication skills and team player
  • Attentive to detail, multi-task, organize projects
  • Computer skills (Word, Excel), Property management software (MRI, Yardi, BJ Murray)
  • Excellent communication and listening skills
