Job Description








1) Property Responsibilities (Estimated 60% of the typical workload)


- Prepare/ review portfolio/property capitalization and quarterly reports (i.e compilations, market valuation statements and operating reports)


- Manage/train analysts within portfolio


- Calculate portfolio/property IRR and accrued promotes; Run hold, sale, refi IRR analysis


- Review annual property budgets and CAM reconciliations


- Calculate portfolio/property level dividend distributions and returns


- Review ARGUS Enterprise quarterly (i.e. leasing updates/MLA's and expenses)


- Review and approve portfolio/property fundings


- Review monthly portfolio/property reports and monitor performance of third party property managers


- Review actual to budget performance variances and compare to underwriting


- Monitor performance of JV partners/ property managers


- Ensure expenses are being paid timely


- Ensure accuracy of rent rolls and reconcile monthly to tenant database


- Review real estate tax database for accuracy


- Review ARGUS Enterprise quarterly (i.e. leasing updates/MLA's and expenses)


- Assist in property appraisals (internal/external)


- Cash management


2) Audited/Reviewed Financial Statements


- Coordinate required information for both properties and portfolio (i.e. audit workbooks)


- Review required audit adjustments for both properties and portfolio


- Ensure audit deadlines are being met for both properties and portfolio


3) Finance


- Assist in property financings and refinancings


- Ensure lender compliance for portfolio/ property


- Review/prepare lender draws and maintain lender escrows/upfront cash reserves schedule


- Prepare and maintain loan abstract


- Manage payment of property debt service


4) Acquisitions


- Perform due diligence on income/expense (i.e. onsite lease audit/abstract leases and compare to Argus and rent roll, review CAM & expenses)


- Prepare Estoppels and SNDA's


- Review underwriting (ARGUS Enterprise)


- Coordinate with attorneys (buyer & seller)


- Prepare closing statement w/ prorations


- Prepare journal entry to record closing


- Assist in preparing post closing memorandums/true up


5) Dispositions


- Prepare/coordinate information required by Dispositions dept for PM review


- Prepare Estoppels and SNDA's


- Prepare closing statement and post-closing statement/requirements for PM review


- Calculate distributions and splits for PM review


- Prepare final IRR/investment multiple calculations


- Prepare journal entry to record closing


- Prepare post closing memorandums/true up

The Successful Applicant

  • B.S. in Accounting, Finance or Real Estate
  • 7-12yrs of relevant experience
  • Public Accounting experience with real estate and/or private equity clients is required
  • CPA preferred
  • Advanced Excel skills
  • Previous portfolio analysis/management experience required
  • Strong communication skills & attention to detail
