Known for its innovative approach to design and development, the company specializes in creating vibrant, modern apartment complexes in urban environments.Job DescriptionDevelop advanced financial modeling using Excel, assemble and modify cash flow models for development and investments. Utilize judgment to develop and form strong opinions on various underwriting assumptions and appropriate pricing/return parameters.Participates and assists in formulating the annual business plan for the assigned multi-family and development properties comprising the portfolio by establishing revenue, expense NOI and other key financial and operating targets, developing the annual capital and operating budgets, and formulating strategies that drive operations and financial performance of the portfolio.Assist with the closing process of acquisitions and disposition of assets. This includes deal structuring, purchase sale agreement, partnership agreements, third-party due diligence reports, financial statement review and on-site due diligence. Act as a liaison with owners, legal counsel, and third-party contractors.Assist in the preparation of offering memorandums, presentations for potential investors, and internal investment reports. Provide analytical support during negotiations, including evaluating deal structures and investment terms.Monitor the performance of acquired properties, tracking key metrics such as occupancy, rent collections, capital improvements, and operating expenses.
