Our client is a boutique general contractor specializing in commercial interiors across Manhattan-from lobby upgrades and corporate fit-outs to complex build-outs in occupied spaces.

Job Description

Preconstruction & Mobilization

  • Assist with scope development, takeoffs, and leveling of bids; help prepare buyout packages for trades.
  • Coordinate precon meetings, RFIs, submittal logs, and early long-lead procurement.
  • Support permit strategy and filings with NYC DOB, including tracking inspections, after-hours variance needs, and Site Safety requirements (LL196).
  • Review and compile landlord Work Rules/Building Standards; coordinate with property management for access, freight, and MEP shutdowns.



Project Administration

  • Maintain project documentation: RFIs, submittals, shop drawings, meeting minutes, daily reports, drawing logs, and distribution.
  • Track and process change events, change orders, and budget updates; assist with AIA billing (G702/G703) and lien releases.
  • Manage COIs for subs and vendors; ensure compliance with contract and owner/landlord requirements.
  • Coordinate Procore (or similar) workflows, forms, and dashboards; maintain current plan sets and as-builts.



Scheduling & Coordination

  • Update short-interval look-ahead schedules in coordination with the Superintendent and trades; flag critical path/long-lead items.
  • Assist with MEP coordination, shop drawing review cycles, and integration with architectural details and landlord standards.
  • Plan and communicate occupied space protocols (noise, dust, deliveries, off-hours work).
  • Support QA/QC walks; log issues, track remediation, and drive to resolution.



Field Support

  • Participate in site walks, safety observations, and coordination meetings with subs and vendors.
  • Help manage inspections (DOB, special inspections, landlord, third-party) and close items efficiently.
  • Support Superintendent with logistics planning, phasing, and material/equipment deliveries.



Financials & Risk

  • Assist with budget tracking, cost reports, and forecasting; maintain buyout trackers and procurement logs.
  • Monitor contract compliance (scope, insurance, safety, schedule, quality).
  • Support MWBE/supplier diversity documentation when applicable.



Closeout

  • Drive punchlist creation and completion with the design team and owner.
  • Compile O&M manuals, warranties, training, closeout submittals, DOB sign-offs, and as-builts.
  • Ensure timely turnover of keys, access devices, and closeout deliverables.

The Successful Applicant

Must-Haves

  • 1-4 years of construction experience (preferably commercial interiors in NYC).
  • Working knowledge of NYC DOB processes, LL196 (Site Safety), landlord protocols, and special inspections.
  • Proficiency with Procore (or similar), Bluebeam, and MS Excel; familiarity with AIA contracts and billing.
  • Strong understanding of drawings/specs, detailing, and basic MEP systems coordination.
  • Excellent written and verbal communication; highly organized with strong follow-through.
  • Ability to handle multiple projects or phases simultaneously and pivot as priorities evolve.



Nice-to-Haves

  • Bachelor's in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • OSHA-30; SST cards per LL196; FDNY certificates (e.g., F-60, S-95) a plus.
  • Experience in occupied renovations, union/non-union trade coordination, and fast-track schedules.
  • Exposure to budgeting/cost reporting and schedule development (Primavera P6 or MS Project).
