The company is headquartered in Houston, TX and are growing their industrial portfolio !Job DescriptionAs the Assistant Property Manager, you will be responsible for supporting day-to-day operations for the assigned commercial properties, primarily industrial/ IOS. You will support overall maintenance and implement preventive maintenance programs to maximize the owners' financial return and for the benefit of the tenants and customers.Selected responsibilities include but not limited to:Development and implementation of operational specifications, tenant coordination, construction, service contracts of the industrial assetsSupport the execution of business plans, sales/marketing plans, annual operating budgets and/or forecasts.Monitor monthly operating statements and proactively manage potential under-performing assetsSupport construction management initiatives with/for tenants (i.e.TI projects that don't require permits)Evaluate rent schedules and availability; make appropriate adjustments for market rates, rental concessions, or special incentives.Ensure tenant compliance with lease requirements including tenant/landlord responsibility for repairs and maintenanceInspect periodically to ensure compliance with all programs and policiesManage and oversee capital projects to ensure capital/renovation projects are completed within budget and benefit the financial goals of assigned properties.Manage third party vendorsMPI does not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity or expression, national origin, age, disability, veteran status, marital status, or based on an individual's status in any group or class protected by applicable federal, state or local law. MPI encourages applications from minorities, women, the disabled, protected veterans and all other qualified applicants.The Successful Applicant1-3 years of total experience in Property Management with a majority in office, industrial and/or retail propertiesCPM, RPA designation (or in progress) preferredExperience managing and overseeing multiple construction/capital improvement projects.Bachelor's Degree in Business, Management, or related field preferred.Microsoft suite of products (Excel, Word, Outlook etc.) and experience working in YardiWhat's on OfferOur client is aiming to pay $75,000 to $85,000 and offer excellent benefits.
