Commercial Construction Project Manager

1. Project Planning and Coordination

2. Budget and Cost Management

   • Prepare and manage project budgets, ensuring that all costs are tracked and controlled.
   • Monitor expenses and identify cost-saving opportunities without compromising quality.
   • Approve change orders and ensure that any changes in scope are reflected in the budget and schedule.

3. Team Leadership and Supervision

   • Lead and manage the project team, including subcontractors, field staff, and consultants.
   • Ensure that teams are well-coordinated and working towards common goals.
   • Foster a collaborative environment to address challenges and ensure smooth project execution.

4. Quality Control and Compliance

   • Ensure all work is performed to the highest quality standards and complies with project specifications and local regulations.
   • Conduct regular site inspections to monitor quality and compliance.
   • Address any issues with quality, workmanship, or code compliance promptly.

5. Communication and Stakeholder Management

   • Serve as the primary point of contact for clients, project stakeholders, and internal teams.
   • Provide regular updates to stakeholders regarding project status, risks, and timelines.
   • Resolve any disputes or issues between stakeholders, ensuring that communication remains clear and effective.

6. Risk Management and Problem Solving

   • Identify potential risks and implement strategies to mitigate them.
   • Proactively address project challenges, such as delays, resource shortages, or unforeseen conditions.
   • Develop contingency plans to keep the project on track despite unexpected issues.

7. Procurement and Contract Management

   • Manage the procurement process, including sourcing materials and subcontractors.
   • Negotiate and manage contracts, ensuring that terms are favorable and adhered to.
   • Oversee the delivery and inspection of materials to ensure they meet project requirements.

8. Health, Safety, and Environmental Management

   • Enforce safety policies and ensure that all work complies with health, safety, and environmental standards.
   • Conduct safety meetings and site inspections to mitigate risks and ensure compliance.
   • Ensure that the project site remains free from hazards and that safety protocols are followed by all workers.

9. Documentation and Reporting

   • Maintain thorough project documentation, including contracts, change orders, progress reports, and safety records.
   • Provide regular project status reports to senior management and stakeholders.
   • Ensure that all documentation is accurate, up-to-date, and compliant with regulatory requirements.

10. Project Closeout

    • Oversee the completion of punch lists, ensuring that all project deliverables meet client expectations.
    • Coordinate final inspections and approvals, ensuring compliance with local codes and regulations.
    • Ensure that all project documentation is finalized, including warranties, as-built drawings, and final invoices.
