The Project Manager will oversee commercial construction projects throughout the greater Charlotte/Mecklenburg County region. This role requires a hands‑on builder with proven experience, someone fully capable of handling all core PM responsibilities independently.The company operates lean (PM + Superintendent + APM), so this is a true do‑the-work PM position, not a delegating role meant for managers used to massive project teams.

Job Description

  • Manage commercial construction projects ranging from $1M-$30M, including healthcare, K‑12, upfits, and light industrial.
  • Handle all PM documentation including:
    • RFIs
    • Submittals
    • Change orders
    • Cost events & budget adjustments
    • Buyout & procurement
    • Monthly billing
    • Drawing/spec reviews
    • Schedule input & updates
  • Work closely with Superintendents and APMs to manage schedule, manpower, subcontractors, logistics, and quality.
  • Lead OAC meetings and coordinate directly with owners, architects, consultants, and trade partners.
  • Support preconstruction and early planning for new projects.
  • Provide clear, consistent communication and maintain accurate project records.
  • Represent the company professionally and help maintain its strong reputation in the Charlotte market.

The Successful Applicant

A successful Construction Project Manager should have:

  • 5-8 years of combined APM + PM experience
    • OR an APM with 3+ years of real PM responsibilities
  • Must have hands‑on, proven experience performing:
    • RFIs
    • Submittals
    • Change orders
    • Buyout
    • Procurement
    • Cost reporting
    • Schedule updates
    • Contract documentation
  • Commercial construction background required; experience in K‑12, healthcare, MOBs, or high‑end upfits preferred.
  • Not seeking candidates used to $100M+ ENR‑style mega projects - must be comfortable running lean teams.
  • Multifamily experience is acceptable only if the candidate is fully committed to transitioning away from multifamily into commercial sectors.
  • Strong communicator, detail‑oriented, dependable, and capable of self‑direction.
  • Local to Charlotte preferred; relocators considered.
