My client is a General Contractor based in Manhattan, actively recruiting a Project Manager with experience in luxury residential gut renovations. This firm is known for delivering ultra-high-end gut renovations for an exclusive clientele-including celebrities, CEOs, athletes, and other high-net-worth individuals-in Manhattan's most prestigious properties, including brownstones, townhomes, apartments, and penthouses.

Job Description

As Construction Project Manager, you will be responsible for the following:

  • Manage full lifecycle of luxury residential gut renovation projects ($10m - $30m)
  • Coordinate with architects, designers, and clients to ensure seamless project execution
  • Develop and maintain project schedules, budgets, and scopes
  • Oversee subcontractors, vendors, and in-house trades
  • Conduct regular site walks, track progress, and maintain quality control
  • Lead project meetings, manage RFIs, submittals, and change orders
  • Ensure compliance with DOB, NYC code, and safety regulations
  • Deliver an elevated level of service and communication tailored to High-net-worth clients

The Successful Applicant

A successful Construction Project Manager should have:

  • 5-10+ years of experience as a Project Manager in high-end residential construction
  • Proven ability to manage luxury gut renovations in occupied or sensitive environments
  • Familiarity with NYC DOB, permitting, and site logistics for urban jobsites
  • Strong understanding of architectural details, finishes, and custom millwork
  • Exceptional communication, organization, and leadership skills
  • Experience working with architects, interior designers, and VIP clients
  • Proficiency in construction management software (Procore, MS Project, etc.)
  • OSHA 30 required; NYC Site Safety certifications a plus
