Job Description

  • Lead the preconstruction team to develop and deliver high-quality preconstruction services for all projects, including but not limited to cost estimating, value engineering, constructability review, scheduling, and design-build coordination.
  • Collaborate with project managers and business development to ensure that project goals are aligned with the company's overall strategy and objectives.
  • Develop and maintain strong relationships with clients, architects, engineers, subcontractors, and vendors, and actively participate in preconstruction meetings and presentations.
  • Establish and maintain a database of historical cost data and project metrics to inform future estimates and improve preconstruction performance.
  • Continuously analyze and improve preconstruction performance metrics, such as accuracy of estimates, schedule adherence, design quality, and client satisfaction.
  • Develop and implement preconstruction processes and procedures that align with industry best practices and support the company's commitment to safety, quality, and innovation.
  • Provide oversight and guidance to the preconstruction team, including performance management, training and development, and resource allocation.
  • Manage the preconstruction department budget, including staff, software, and other resources, and ensure compliance with company policies, procedures, and safety standards.
  • Participate in the preparation and presentation of proposals and bid packages, including review of project specifications, drawings, and other contract documents.

The Successful Applicant

  • Bachelor's degree in construction management, engineering, or a related field. Master's degree preferred.
  • 10+ years of experience in preconstruction management, preferably in the multifamily construction industry.
  • Proven experience managing a team of estimators, schedulers, and design-build coordinators, and ability to foster a collaborative and inclusive team environment.
  • Strong technical knowledge of construction methods, materials, and systems, and ability to stay abreast of industry trends and innovations.
  • Excellent communication and interpersonal skills, and ability to build and maintain strong relationships with clients, architects, engineers, subcontractors, and vendors.
  • Strong problem-solving and decision-making skills, and ability to lead teams through complex challenges and conflicts.
  • Proficiency in preconstruction software, such as Bluebeam, Procore, and PlanGrid, and ability to leverage technology to improve preconstruction efficiency and accuracy.
  • Experience working with project management software, such as Procore, and scheduling software, such as Primavera, and ability to integrate preconstruction data into project management systems.
  • Ability to work in a fast-paced environment and manage multiple projects simultaneously, and willingness to travel as needed for client meetings, site visits, and project inspections.
