Job Description

The duties of a Lead Superintendent



  • Manage all day-to-day activities on the construction site, ensuring work progresses as planned.


  • Direct and manage subcontractors, laborers, and equipment operators, ensuring they are working efficiently and according to the schedule.


  • Conduct daily or weekly meetings with foremen, subcontractors, and other stakeholders to review progress, safety, and upcoming tasks.


  • Work with the project manager to create detailed short-term schedules and ensure alignment with the overall project timeline.


  • Inspect all work on-site to ensure it meets the project's specifications, plans, and quality standards.


  • Implement and enforce safety protocols in compliance with OSHA regulations and the company's safety program.


  • Coordinate the delivery and storage of materials, ensuring that the right materials are available when needed and stored properly to prevent damage or theft.


  • Quickly resolve any issues that arise on-site, such as conflicts between subcontractors, material shortages, or safety concerns.


  • Prepare daily reports documenting work progress, safety incidents, manpower counts, and any site issues.


  • Ensure that subcontractors are working in line with the project schedule and performing quality work.


  • Verify that all work is being completed in accordance with local building codes, permits, and regulations.


  • Work with the project manager and client to develop a punch list of any final items needing correction or completion before the project is considered complete.


  • Serve as the main point of contact for clients or owners during site visits, answering questions and addressing concerns.

The Successful Applicant

The ideal Lead Superintendent:

  • Bachelor's Degree in Construction Management (strongly preferred)
  • Experience managing multifamily projects
  • Knowledge of construction procedures, building codes, estimating, budgeting, scheduling and safety practices
  • Knowledge of project management software such as Bluebeam, Microsoft Projects, Primavera, Procore.
  • Strong communication skills, both written and verbal
  • Strong written and verbal communication skills.
  • Good math/accounting skills.
  • Strong ability to read drawings and specifications.
  • Exhibits strong leadership qualities.
  • Ability to maintain discretion and confidentiality at all times.
  • Delegates work appropriately.
  • Strong decision making/problem solving skills.
