Job Description
The Project Manager is responsible for taking a project from the time it is estimated and acquired through construction to close-out and final billing. Project managers create the organizational structure for the project itself and act as the higher authority for decision-making and the center for project administration. A project manager will have knowledge and experience in estimating (producing work-ups, change orders and subcontracts), scheduling (builds, updates, and maintains the schedule), and financing (monitors budgets and daily/weekly, monthly costs). In this role you will provide all documentation and information to transition the project from the pre-construction to construction phase.
This includes making the scheduling commitments, monitoring safety, and ensuring quality commitments throughout the job. Project managers stay in close touch with the job site to work on schedules and other field issues with superintendents and clients/owners. In addition, project management will maintain accounting functions with respect to job cost and cash flow and integrate their summaries with corporate finance. The project manager must maintain positive client relationships and communicate project information to teams in the field and other departments.

The Successful Applicant
- 4+ years' experience with project documentation and production tracking
- Familiarity with client and subcontractor communication
- 5+ years' experience subcontract negotiations and subcontracts
- Understanding of subcontractor buyouts and scope analysis
- Subcontractor sourcing and communications
- Knowledge of Microsoft Office Suite (Outlook, Word, Excel)
- Experience with Prolog , Procore and Project Sight
- Understanding of job cost accounting, budget management and project billings
- 5+ years' experience in submittal processing and submittal log maintenance
- 5+ years' experience in creating and maintaining project schedules using P3, Suretrak, MS Project or similar programs
- Directing and supervising others
- Experience in private work to include multi-family residential, senior living, hotels, condominiums, and other types of negotiated work.
