Job Description

  • Lead and manage all phases of the preconstruction process from concept to groundbreaking.
  • Develop and manage preconstruction schedules, deliverables, and milestone timelines.
  • Collaborate cross-functionally to align on project goals, feasibility, and scope.
  • Prepare detailed cost estimates and conceptual budgets across all stages of design.
  • Analyze drawings, specifications, and other documentation to prepare accurate estimates.
  • Identify cost-saving opportunities through value engineering and alternate construction methods.
  • Develop bid packages and manage bid scoping meetings.
  • Lead internal preconstruction and estimating teams, mentoring junior staff as needed.
  • Coordinate handoff from preconstruction to construction management teams for a smooth transition.

The Successful Applicant

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (Master's degree a plus)
  • Minimum of 5-10 years of experience in construction estimating, preconstruction, or project management, with at least 2-3 years in a leadership or managerial role
  • Proven experience managing preconstruction efforts on commerical projects
  • Strong knowledge of construction means, methods, codes, and best practices
  • Proficiency in estimating software (e.g., Sage Estimating, WinEst, RSMeans, PlanSwift, Bluebeam)
  • Familiarity with project management tools (e.g., Procore, Primavera P6, MS Project)
  • Excellent communication and interpersonal skills-ability to collaborate across departments and with external stakeholders
  • Strong analytical, problem-solving, and decision-making abilities
  • Detail-oriented with a strategic mindset and the ability to see the "big picture"
