Job Description

  • Lead the full bid cycle: solicit bids, level bids, scope down, prepare scopes.
  • Complete detailed quantity takeoffs and develop comprehensive cost models.
  • Drive value engineering, constructability reviews, and buyout strategy.
  • Partner with operations and design teams to win work competitively and efficiently.
  • Improve preconstruction processes, accuracy, and quality of deliverables.

The Successful Applicant

A successful Preconstruction Manager should have:

  • 7-10 years preconstruction experience OR 10+ years mixed field + precon.
  • Self-motivated, accountable, strong ownership mentality.
  • Life science or MEP experience preferred (not required).
  • Strictly commercial background (no residential/multifamily).
  • Strong communicator, confident-not-cocky, committed to excellence.
  • Design-build experience strongly preferred.
  • Timeline: Urgent/ASAP.

What's on Offer

  • Base salary (DOE): $135K-$185K
  • Annual bonus: 20% target (uncapped)
  • Car allowance: $800/month
  • 10% annual profit sharing
