This position will provide overall leadership for all preconstruction elements including bids, material procurement, contract negotiations, client relations, budget, and trade partner selection. The Preconstruction Manager will also lead and develop the more junior team members in order to ensure the company's future is in good hands.

My client provides Construction Management and General Contracting services to clients in the Commercial and Multifamily markets. They foster relationships with their clients to add value. Their focus is on complex projects in regulated markets. They are in the midst of a successful growth plan allowing for the intake of larger projects with a goal to take on $300M in pipeline by next year.

Job Description

  • Managing all documentation to ensure the project is compliant, remains on schedule, and remains within budget while monitoring all costs.
  • Obtaining, assembling, distributing, and filling all as-built drawings, warranties, certificates of occupancy, and lien releases.
  • Scheduling projects in logical steps and budgeting time required to meet deadlines.
  • Building and maintaining relationships critical to the success of the overall project and company
  • Track and analyze data to reduce gaps between estimates and actual costs.
  • Obtain and track subcontract bids and negotiate budgets.
  • Prepare and present estimate documentation, including gaps in available data.
  • Prepares estimates according to the requirements of multiple delivery systems. Reviews quotes and estimates with the project management team
  • Assists with certain post-bid buyouts.
  • Initiates and participates in meet and greet presentations with subcontractors and suppliers.

The Successful Applicant

  • 15+ years experience in construction
  • Bachelors Degree in a Construction Related Field
  • Experience with both hard bidding and conceptual bidding
  • Successful track record with industrial construction projects
  • Have great organizational skills, and be able to handle complex responsibilities.
  • Proficient in using Microsoft Office, Outlook & Excel.
  • Ability to read blueprints and construction documents.
  • Ability to negotiate terms and conditions.
  • Knowledge of project management and accounting fundamentals relating to the construction industry
