Job Description

  • Design: Assist with the procurement, contracting and management of the architecture and engineering team(s). Lead and maintain all project briefs.
  • Construction: Coordinate with Senior Project Manager to ensure that design scope, project objectives and goals are communicated effectively to pre-con and construction teams assist in value engineering, scope development, bidding, and procurement.
  • Governmental: Assist (and/or lead, TBD) with the management of entitlement and permitting process as well as co-lead documentation and execution of project incentives and development agreements.
  • Schedule: Work with Senior Project Manager and construction teams to create & maintain a comprehensive and integrated project schedule, including construction project work plans, look-ahead, and risk register; Consistently revise and track to meet changing needs and requirements. Lead in reporting of schedule, budget and risk register to company stakeholders.
  • Contract/Administrative: Lead specification and procurement process for non-construction related items supplied by owner. Help negotiate and assist in the documentation for many consultant, construction and management contracts as well as assist Senior Project Manager with requests for add services and change orders.
  • Accounting: Lead overall development budget; assist Senior PM with contractor commitments, change orders; Assist internal operations manager with invoice management; coordinate with team to ensure that approvals are met.
  • Operations: Lead selection and document agreements with third party property management and leasing teams. With support of legal team, lead preparation of all property association documents, conditions, covenants and restrictions. Coordinate with property management, leasing and marketing teams before, during and after construction.
  • Leasing: Assist marketing team and third party brokerage, as applicable, with preparation of leasing material; assist with prospect management, letters of intent and leasing and all related documentation for office and retail leases; ensure that RSF calculations are current and all rents, tenant/landlord obligations are meeting the proforma. Coordinate work letter terms and conditions between legal, construction and consulting teams, while communicating issues effectively between teams and to leadership.
  • Meetings: Participate in regular status meetings with direct and extended project team and external stakeholders; prepare agendas and minutes; ensure scheduling and attendance is correc
  • Participate actively with team members including construction, finance, leasing, asset management, accounting, legal and marketing.
  • Update Stakeholders: Prepare and report on the status of acquisition, due diligence, design, development, construction, operations, and/or leasing of the project to management and other stakeholders, including equity (GP/LP) and debt partners.
  • Underwrite and prepare investment recommendations for major transactions. Manage all project pursuit efforts and budgets.
  • Work with Vice President of Finance, co-create and ensure that project proformas are updated with latest information (SF, rents, delivery timing); prepare development and construction cash flows as input for financial team(s).
  • Collaborate with financing team to secure debt and equity financing including GPs, LPs, and construction financing.
  • Manage, maintain, and update project records including drawings, budgets, schedules, proposals, billing, meeting agendas and minutes; development and maintenance of project internal and shared folders.
  • Travel in Florida weekly / bi-weekly required

The Successful Applicant

  • Undergraduate degree required. Advanced degree in real estate and/or law preferred.
  • A minimum of 15 years of work experience in real estate development, finance, consulting, or project management.
  • Experience with Community Development District Bonds (REQUIRED)
  • Ability to read and interpret legal documents construction and engineering plans and specifications.
  • Demonstrated knowledge of local codes and regulations.
  • Strong legal, communications, organizational and leadership skills.
  • Ability to simultaneously focus on the "big picture" and have an incredible attention to detail.
  • Strategic & creative thinker.
  • Team player; thrive on collaborative, group environments while having strong leadership and project management skills.
  • Strong writing, communication & presentation skills.
  • Strong time management skills and the ability to juggle several tasks at once across different projects and geography.
  • Fluency in MS Outlook, Word, PowerPoint, Excel, and Project.
  • Experience with Northsypre, Procore, Nexus and/or MRI a plus.
  • Ability to live in Cape Coral or be there 3 days a week.
