Job Description

Key ResponsibilitiesFinancial Analysis & Modeling



  • Develop and maintain complex financial models for acquisitions, developments, and dispositions.


  • Perform DCF, IRR, NPV, and sensitivity analyses to support investment decisions.


  • Leverage advanced Excel modeling techniques to drive efficiency and accuracy.



Market Research & Due Diligence



  • Conduct thorough market and submarket research to analyze trends, supply/demand factors, and competitive dynamics.


  • Collect and interpret data on asset performance, rent trends, cap rates, and expenses.


  • Assist in the due diligence process for potential transactions, ensuring data accuracy and risk identification.



Investment Evaluation & Underwriting



  • Support the evaluation of new investment opportunities across acquisition, development, and disposition strategies.


  • Prepare underwriting reports and investment summaries to assess financial viability.


  • Contribute to investment committee presentations and high-level executive materials.



Collaboration & Stakeholder Engagement



  • Work cross-functionally with internal teams including Asset Management, Property Operations, Acquisitions, and Development to align strategies and share insights.


  • Build and maintain relationships with external stakeholders such as brokers, lenders, joint-venture partners, and consultants.


  • Provide mentorship and support to junior team members in financial modeling and analytical best practices.

The Successful Applicant

QualificationsEducation & Experience:



  • Bachelor's degree in Finance, Economics, Real Estate, or a related field.


  • 2-5 years of relevant experience in real estate investment, finance, investment banking, or a related industry.


  • Demonstrated experience in real estate financial modeling and valuation techniques.



Technical Knowledge:



  • Strong understanding of real estate financial principles including NPV, IRR, cap rates, and cash-on-cash returns.


  • Proficient in Microsoft Excel, PowerPoint, and Word.


  • Familiarity with the higher education housing sector or broader real estate operations preferred.



Skills & Abilities:



  • Strong analytical and quantitative skills with a strategic mindset.


  • Ability to manage multiple projects in a fast-paced environment.


  • Excellent written and verbal communication skills.


  • Ability to work independently and collaboratively.


  • Highly organized with strong attention to detail and deadlines.
