Job Description

* The Traveling Superintendent is solely responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes

* Traveling Superintendent shall schedule all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed

* The Traveling Superintendent shall be responsible for the coordination of work directed in the field, provide work is performed in accordance with plans and specifications

* Conflicts or revisions to the plan shall be communicated with the project team (i.e. superiors, architect, engineer, consultant, and owner) for mutual resolution, prior to execution of work that deviates from the approved plans

* The Traveling Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction

* Assist in creating, maintaining and executing the project plan and schedule with the project team

* Knowledge and understanding the sequencing of work and development of scopes in collaboration with other team members to develop sub trade packages

* Lead weekly coordination/schedule meetings with subcontractors

* Participate in weekly meeting with project team to discuss project schedule, early trade buyout, long lead items, submittals, any project issues, etc

* Anticipates and alerts project team of potential problems, work interferences or schedule difficulties related to assigned trades/scope of work

* Anticipate and assist in resolving project issues and schedule difficulties

* Safety & Quality Control

* Responsible leader of site safety, job site cleanliness, implements, enforces, and effect manages InterServ LP's safety policy and procedures

* Monitors subcontractors to ensure that safety requirements are adequately met

* Assist with all hands safety meeting monthly

* Work with Safety department on JHA's, incident investigations & best practices

* Acts in a manner of integrity that shows support for the company, its values, and the employees, while maintaining a constant focus on meeting or exceeding customer requirements and expectations

* Ensure project materials and workmanship meets the project Quality Standards, Design Team and InterServ LP's Standards

* Review InterServ LP's QA/QC Program with project team, develop and oversee punch list program

* Completes punch list and corrects all punch list related items

* Address all job hazards at beginning of job with Safety Director and General Superintendent/Project Manager

* Fill out and report all Safety related documentation including Weekly Site Observations, JHA's, Pre-Task planning, Site Specific Safety Orientations, Training Logs, MSDS/IIPP Binder

* Participate in Daily Stretch and Flex and morning huddles at start of work day addressing hazards and important activities with your crew

* Budgets/Cost Control

* Have an understanding of the project's cost reports and participate closely with General Superintendent and Project Manager on Cost Projections

The Successful Applicant

* Minimum three plus (3+) years of Commercial Renovations experience
* Must be willing to travel and temporarily reside near the project job-site

* The qualified candidate must be able to identify deficient work and provide resolution

* Must be able to read & interpret drawings & specifications

* Quality - Demonstrates accuracy and thoroughness; Looks for ways to improve and promote quality; Applies feedback to improve performance; Monitors own work to ensure quality

* Safety and Security - Observes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions; Uses equipment and materials properly

* Must be able to write and send email; and to save photos to a project folder

* Recognize out-of-scope work that is not included in the contract

* Evaluate subs' monthly payment applications for progress

* Implement the company safety plan for working in occupied buildings

* Exceptional communication skills - both written & verbal
