Growing Real Estate investment and development firm based in New York looking to bring on a Vice President of Industrial Development (Real Estate) will also play a critical role during the acquisition process, helping to identify and manage potential risks. Experience with development and construction management of warehouses and industrial projects required.

Job Description

The Vice President of Industrial Development (Real Estate) will:

  • Analyze and underwrite new development opportunities using complex financial modeling and market data analysis.
  • Provide pre-development support including land due diligence, design, entitlement, budgeting and feasibility.
  • Direct and lead the design, entitlement and construction of development projects.
  • Advise investment team in design, entitlement, and construction related matters.
  • Support acquisitions with development and construction related input and evaluation of construction related risk.
  • Set up processes and procedures to competitively bid new construction projects.
  • Ensure systems, methods and resources are in place to deliver construction projects on time, on budget and in compliance with applicable code, local ordinances, while delivering high quality.
  • Develop and maintain relationships with architects, engineers, municipalities, contractors, and recurring customers.
  • Review and evaluate construction change orders.
  • Work with accounting team in construction cost monitoring and reporting.
  • Draft investment memoranda and create presentations for acquisitions.
  • Maintain detailed pipeline of potential new investments.
  • Occasional travel to conduct on-site due diligence for potential new investments may be required.
  • Foster and maintain active relationships with target market participants including investment sales brokers, leasing agents, property managers, lenders, and servicers to find and source off-market deals.

The Successful Applicant

The Vice President of Industrial Development (Real Estate) will:

  • 5+ years of construction project management experience, with significant experience constructing industrial or logistics facilities.
  • Bachelor's degree or equivalent combination of experience and education is required.
  • Experience managing construction projects ranging above $10 MM.
  • Acute attention to detail, must possess a strong sense of urgency in achieving goals for the various projects.
  • Ability to manage budgets, schedules, and quality for several competing projects and deals simultaneously while adhering to strict deadlines.
  • Very strong communication skills (verbal and written), ability to take direction and work effectively with minimal supervision.
  • Experience leading a team and a natural ability to cultivate, build and maintain relationships.
  • Understanding of Guaranteed Maximum Price contracts, and fluent with bidding processes and procedures.
  • Understanding of draw request processes and procedures.
  • Ability to evaluate and analyze construction documents including civil plans, architectural, structural, mechanical, electrical, construction specifications.
  • Proficiency in Microsoft Excel is preferred.
