Job Description

Construction Project Manager will be asked to:

  • Manage multiple high-end residential interior renovation projects simultaneously.
  • Oversee all phases of construction, including pre-construction planning, budgeting, procurement, execution, and closeout.
  • Develop and maintain project schedules, milestones, and critical path activities.
  • Coordinate with architects, interior designers, engineers, expeditors, and consultants.
  • Review construction documents, specifications, shop drawings, and scope requirements.
  • Identify project risks and proactively develop solutions to avoid delays and budget overruns.



Client Relations

  • Serve as the primary point of contact for homeowners throughout the project lifecycle.
  • Conduct regular client meetings and provide progress updates.
  • Manage client expectations while maintaining a high level of professionalism and service.
  • Address change orders, site issues, and project concerns promptly and effectively.



Budget & Cost Control

  • Develop and monitor project budgets and forecasts.
  • Solicit and evaluate subcontractor and vendor proposals.
  • Prepare and manage subcontract agreements and purchase orders.
  • Review invoices, payment applications, and project expenditures.
  • Track and approve change orders while maintaining budget accountability.



Field Coordination

  • Work closely with superintendents and site personnel to ensure projects are executed according to plans and specifications.
  • Coordinate subcontractor scheduling and sequencing.
  • Monitor quality control and ensure all work meets company standards.
  • Conduct site walks and inspections to verify progress and workmanship.
  • Ensure project sites remain organized, safe, and professionally maintained.



Permitting & Compliance

  • Coordinate permitting, inspections, and regulatory approvals.
  • Ensure compliance with NYC Building Code, DOB requirements, and local regulations.
  • Maintain proper project documentation and records.

The Successful Applicant

Construction Project Manager:Required Experience

  • 5+ years of project management experience in residential construction.
  • Proven experience managing luxury residential interior renovations.
  • Strong understanding of townhouse and brownstone renovation projects.
  • Experience with structural modifications, landmark properties, and complex urban renovations preferred.
  • Demonstrated success managing projects valued between $500K and $5M+
  • General knowledge of Building and Construction codes



Technical Skills

  • Strong knowledge of construction methods, materials, and sequencing.
  • Ability to read and interpret architectural and construction drawings.
  • Experience with project scheduling software and construction management platforms.
  • Proficiency in Microsoft Office Suite, including Excel and Outlook.
  • Experience with Procore, Buildertrend, CoConstruct, or similar software preferred.

Preferred Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • NYC construction experience strongly preferred.
  • Experience with luxury finishes, custom millwork, bespoke cabinetry, stonework, and specialty installations.
  • Familiarity with Landmark Preservation Commission (LPC) requirements and Brooklyn brownstone construction.
