Job Description

  • Lead all phases of preconstruction as Director of Preconstruction from concept design through construction documents
  • Manage relationships with owners, architects, engineers, and subcontractors
  • Develop conceptual estimates using current market data and cost trends
  • Perform value engineering, risk assessments, and constructability reviews
  • Generate RFIs, qualifications, and assist in contract and schedule development
  • Oversee estimating operations across multiple teams as Director of Preconstruction
  • Establish bid strategies and participate in capital project bids
  • Manage subcontractor relationships and lead project buyout processes
  • Support business development and procurement initiatives
  • Maintain and organize cost data within internal databases
  • Contribute to market research, labor conditions, and economic trend analysis
  • Assist with revenue forecasting and implement process improvements

The Successful Applicant

  • 10+ years of construction estimating experience ($5M-$75M projects)
  • Proven leadership experience managing teams and negotiated projects
  • Strong ability to read and interpret drawings, specs, and reports
  • Familiarity with DC-area construction market and cost trends
  • Experience across commercial, residential, healthcare, or similar sectors preferred
  • Proficient with estimating tools (e.g., Planswift) and Microsoft Office
  • Strategic thinker with strong problem-solving and communication skills
  • Ability to build relationships with clients, consultants, and subcontractors
