Job Description

The Director of Preconstruction is responsible for:

  • Leading and overseeing all estimating and preconstruction activities across the organization.
  • Developing, mentoring, and managing the estimating team while fostering a culture of collaboration and continuous improvement.
  • Reporting directly to ownership and serving as a strategic advisor on project pursuits and company growth.
  • Preparing and reviewing conceptual budgets, detailed estimates, and cost analyses for negotiated, hard-bid, and design-build projects.
  • Leading value engineering efforts, constructability reviews, procurement planning, and subcontractor bid leveling.
  • Developing preconstruction schedules, risk assessments, and cost control strategies.
  • Building and maintaining strong relationships with owners, architects, engineers, and subcontractors.
  • Partnering closely with Operations, Project Management, and Business Development teams to ensure successful project transitions.
  • Supporting business development initiatives through participating in client presentations, interviews, and pursuit strategy development.
  • Continuously evaluating market trends, subcontractor relationships, and pricing strategies to maintain a competitive advantage.

The Successful Applicant

The Director of Preconstruction should have:

  • 10+ years of commercial construction experience.
  • 5+ years in a senior estimating or preconstruction leadership role.
  • Proven success leading, mentoring, and developing estimating teams.
  • Strong background in multifamily construction preferred.
  • Experience with negotiated work, hard bid projects, and design-build delivery.
  • Deep understanding of conceptual estimating, value engineering, procurement strategies, constructability reviews, and subcontractor buyouts.
  • Executive-level communication, leadership, and relationship-building skills.
  • Experience with Bluebeam, Microsoft Office Suite, and estimating platforms such as SmartBid, QuickBid, On-Screen Takeoff (OST), BuildingConnected, or similar software.
