Our client is seeking an experienced DOB Superintendent in New York City. They will be responsible for managing day-to-day site operations, coordinating subcontractors and trades, maintaining project schedules, and ensuring work is completed safely, correctly, and in accordance with NYC DOB requirements. This is a hands-on leadership position for a Superintendent who is comfortable taking ownership of the jobsite from mobilization through completion.

Job Description

As DOB Superintendent, you will be responsible for:

  • Oversee all day-to-day field operations on assigned ground-up multifamily projects.
  • Serve as the primary site leader and coordinate all subcontractors and trades.
  • Manage project sequencing, manpower, site logistics, and daily activities.
  • Coordinate with Project Managers, subcontractors, architects, engineers, and ownership.
  • Ensure construction activities comply with approved plans, specifications, and NYC DOB requirements.
  • Maintain required site documentation, daily logs, inspections, and safety records.
  • Coordinate DOB inspections and work closely with inspectors and city agencies.
  • Monitor project schedules and proactively address potential delays.
  • Review drawings, specifications, RFIs, and submittals for field coordination.
  • Oversee quality control and ensure work is completed to project standards.
  • Maintain a safe, organized, and productive jobsite.
  • Conduct regular site walks and identify potential issues before they impact schedule or budget.
  • Manage punch-list activities and assist with project closeout.

The Successful Applicant

A successful DOB Superintendent should have:

  • 5+ years of construction experience with strong ground-up experience.
  • NYC DOB Superintendent experience required.
  • Multifamily residential construction experience strongly preferred.
  • Strong knowledge of NYC building codes, DOB procedures, inspections, and site logistics.
  • Experience managing multiple trades and subcontractors.
  • Ability to read and interpret architectural and engineering drawings.
  • Strong understanding of construction sequencing from excavation/foundation through finishes.
  • Excellent communication, leadership, and problem-solving skills.
  • OSHA certifications are a plus.
  • Procore or similar construction management software experience is preferred.
