Our client is seeking an experienced Estimator to lead preconstruction efforts on a diverse portfolio of commercial, hospitality, multifamily, retail, and medical projects throughout Northern Virginia and the surrounding region. Job Description

The Estimator will be responsible for:

  • Preparing comprehensive conceptual, schematic, and detailed project estimates.
  • Analyzing construction drawings, specifications, and project documentation to develop accurate pricing.
  • Performing material quantity take-offs across multiple trades including drywall, finishes, flooring, trim, and exterior systems.
  • Soliciting, reviewing, and levelling subcontractor and vendor proposals.
  • Identifying scope gaps, exclusions, and coverage issues within submitted bids.
  • Developing detailed trade scopes and bid packages to ensure complete project coverage.
  • Collaborating with project stakeholders throughout the preconstruction process.
  • Supporting budgeting efforts for design-build and negotiated work.
  • Utilizing Bluebeam and BuildingConnected to manage estimating workflows and subcontractor engagement.
  • Participating in project handoff meetings and contributing to successful project execution.

The Successful Applicant

A successful Estimator should have:

  • 5-10 years of estimating experience within the commercial construction industry.
  • Currently working in an Estimator position with a general contractor.
  • Experience estimating commercial, hospitality, retail, multifamily, healthcare, or related projects.
  • Strong background in quantity take-offs, budgeting, and cost development.
  • Proven ability to level subcontractor bids and evaluate scope completeness.
  • Skilled at identifying proposal inconsistencies, exclusions, and pricing risks.
  • Ability to interpret construction plans, specifications, and design documents.
  • Experience developing detailed trade scopes and bid packages.
  • Proficiency with Bluebeam and BuildingConnected.
  • Strong communication, organization, and analytical skills.
