Job Description

  • Lead all estimating and preconstruction efforts for multifamily construction projects
  • Prepare conceptual budgets, detailed estimates, quantity takeoffs, and bid analyses
  • Develop cost plans throughout various design phases
  • Analyze plans, specifications, reports, and project documentation
  • Solicit, evaluate, and level subcontractor and supplier proposals
  • Collaborate with development, operations, project management, and executive leadership teams
  • Identify cost-saving opportunities through value engineering initiatives
  • Maintain and update historical cost databases and market pricing trends
  • Assist with procurement planning and subcontractor buyout strategies
  • Evaluate project risks and develop mitigation recommendations
  • Participate in design review meetings and constructability evaluations
  • Support contract negotiations and project transition to operations teams
  • Build and maintain strong relationships with subcontractors, suppliers, and consultants throughout Texas
  • Mentor junior preconstruction and estimating professionals as the team grows
  • Help establish estimating best practices and process improvements

The Successful Applicant

Required Qualifications

  • 5+ years of construction estimating experience
  • Experience estimating multifamily, apartment, podium, wrap, garden-style, or mixed-use projects
  • Strong understanding of construction costs, means, methods, and sequencing
  • Experience preparing conceptual budgets and detailed estimates
  • Ability to perform quantity takeoffs and cost analyses
  • Experience reviewing subcontractor scopes and leveling bids
  • Proficiency with estimating software and Microsoft Office products
  • Strong analytical, organizational, and communication skills
  • Ability to work collaboratively across development, operations, and design teams
  • Proven problem-solving skills and attention to detail



Preferred Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field
  • Experience with Texas multifamily construction markets
  • Experience supporting value engineering and constructability reviews
  • Existing subcontractor relationships within DFW and surrounding markets
  • Leadership experience mentoring estimators or preconstruction professionals
