Job Description

Reporting to senior industrial portfolio leadership, the Portfolio & Asset Management Associate will play a critical role in driving portfolio performance, supporting financing initiatives, and delivering analytical insights that inform investment decisions. This position offers direct exposure to senior leadership and significant opportunity for career progression within a high-growth platform.

  • Analyse asset and portfolio performance to support strategic business plans and investment decisions.
  • Evaluate hold, refinance, recapitalisation, and disposition opportunities across the portfolio.
  • Build and maintain sophisticated financial models to assess investment performance and capital allocation decisions.
  • Support debt management activities, including lender communication, covenant compliance, refinancing analysis, and capital structure evaluation.
  • Prepare portfolio reporting, performance dashboards, and investment committee materials.
  • Assess leasing and operational strategies to enhance asset value and maximise returns.
  • Identify opportunities to improve portfolio management processes through technology, automation, and enhanced reporting tools.

The Successful Applicant

For the Portfolio & Asset Management Associate we are seeking:

  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field.
  • Experience within real estate asset management, portfolio management, acquisitions, investment analysis, commercial lending, or real estate private equity.
  • Strong financial modelling skills with experience interpreting investment and portfolio-level performance metrics.
  • Understanding of debt financing, loan covenants, refinancing processes, capital structures, and lender relationships.
  • Knowledge of commercial real estate valuation concepts including Net Operating Income, capitalisation rates, discounted cash flow analysis, Internal Rate of Return, and equity multiples.
  • Advanced Excel skills and a technology-forward mindset.
  • Excellent communication and presentation skills with the ability to interact confidently with senior stakeholders.
  • Demonstrated ownership mentality, intellectual curiosity, attention to detail, adaptability, and a strong work ethic.
  • Interest in industrial real estate and market trends.
