Senior Project Manager - Multifamily Projects - Richmond, VA

• Serve as the primary liaison between ownership teams, consultants, and project stakeholders throughout the construction lifecycle.
• Lead weekly project meetings and maintain detailed documentation regarding schedule updates, budget impacts, and project changes.
• Prepare conceptual budgets, quantity takeoffs, cost analyses, and value engineering recommendations.
• Identify long-lead materials and equipment, securing approvals and procurement to maintain project schedules.
• Partner with field leadership to develop, maintain, and update project schedules and utility coordination plans.
• Solicit, analyze, and negotiate subcontractor and supplier proposals to ensure competitive pricing and complete scope coverage.
• Prepare and administer purchase orders, subcontract agreements, and vendor contracts in accordance with company standards.
• Manage project finances, including owner billings, subcontractor payments, change orders, forecasting, and cash flow.
• Establish project budgets and monitor performance through variance reporting and cost control measures.
• Support estimating and business development efforts by developing trade scopes and bid packages for competitive pursuits.
• Ensure project teams receive updated drawings, approved submittals, and critical project documentation.
• Collaborate with Superintendents and executive leadership to develop and maintain baseline CPM schedules.
• Address subcontractor coordination and performance issues in partnership with field leadership.
• Communicate budget updates, contractual matters, and closeout requirements to project teams and leadership.
• Drive project turnover and closeout activities to ensure all contractual obligations are successfully completed.
