The Lead Superintendent is responsible for the overall field leadership, coordination, safety, quality, and schedule execution of ground-up commercial and multifamily construction projects throughout South Florida. This role serves as the primary on-site leader, ensuring projects are completed safely, on schedule, within budget, and in accordance with contract documents, company standards, and owner expectations.

Job Description

Project Leadership

  • Provide overall leadership and direction for all on-site construction activities from mobilization through project closeout.
  • Develop and maintain detailed project schedules in collaboration with Project Management teams.
  • Drive project milestones and proactively identify schedule risks and recovery strategies.
  • Coordinate and manage all field operations, including self-performed work and subcontractor activities.
  • Lead daily, weekly, and monthly project coordination meetings.
  • Ensure successful turnover of completed projects to ownership and property management teams.



Safety Management

  • Champion a culture of safety and accountability on every project.
  • Enforce company safety policies and OSHA regulations.
  • Conduct regular safety audits, toolbox talks, and site inspections.
  • Investigate incidents and implement corrective actions as necessary.
  • Maintain all required safety documentation and reporting.



Quality Control

  • Establish and enforce project quality standards.
  • Conduct inspections to ensure work complies with plans, specifications, building codes, and industry best practices.
  • Coordinate testing agencies, third-party inspections, and municipal inspections.
  • Manage punch lists and quality assurance processes throughout the project lifecycle.
  • Ensure successful achievement of certificate of occupancy milestones.



Scheduling & Coordination

  • Develop and maintain detailed look-ahead schedules.
  • Coordinate manpower, materials, equipment, and subcontractor resources.
  • Identify critical path activities and proactively address schedule impacts.
  • Work closely with suppliers and subcontractors to ensure timely procurement and installation of materials.
  • Monitor production rates and productivity metrics.



Subcontractor Management

  • Lead subcontractor onboarding, coordination, and performance management.
  • Conduct preconstruction and pre-installation meetings.
  • Evaluate workmanship, adherence to schedules, and workforce adequacy.
  • Resolve field conflicts and promote collaboration among trades.
  • Hold subcontractors accountable to contractual obligations and project expectations.



Client & Stakeholder Relations

  • Serve as the primary on-site representative of the company.
  • Build and maintain positive relationships with owners, developers, consultants, and local authorities.
  • Provide regular project updates to stakeholders.
  • Participate in owner meetings and executive progress reviews.
  • Resolve project concerns in a professional and proactive manner.



Administrative Responsibilities

  • Maintain daily reports and project documentation.
  • Track and report progress against project schedules.
  • Coordinate RFIs, submittals, field directives, and change orders with Project Management.
  • Assist in project forecasting and budget monitoring.
  • Support project closeout activities, as-builts, warranties, and turnover documentation.



Team Development

  • Mentor Assistant Superintendents, Field Engineers, and emerging field leaders.
  • Promote career development and succession planning within the field operations team.
  • Foster a collaborative and high-performance jobsite culture.
  • Participate in hiring and performance evaluations of field personnel.

The Successful Applicant

Education

  • Bachelor's Degree in Construction Management, Engineering, Architecture, or related field preferred.
  • Equivalent combination of education and extensive field experience will be considered.



Experience

  • Minimum 10+ years of commercial construction experience.
  • Minimum 5+ years serving as a Lead Superintendent on ground-up projects.
  • Experience leading projects valued at $25M-$150M+
  • Proven success delivering multifamily, mixed-use, hospitality, retail, office, industrial, or institutional projects.
  • Extensive experience with South Florida construction practices, permitting, inspections, and municipal agencies.



Technical Skills

  • Strong knowledge of commercial construction means and methods.
  • Proficiency with Primavera P6, Microsoft Project, Procore, Bluebeam, and Microsoft Office Suite.
  • Ability to read and interpret plans, specifications, contracts, and schedules.
  • Strong understanding of structural, MEP, life safety, and building envelope systems.
  • Knowledge of Florida Building Code and OSHA standards.
