Job Description

  • Prepare conceptual, schematic, design development, and final construction estimates.
  • Review construction drawings, specifications, geotechnical reports, and contract documents.
  • Perform detailed quantity takeoffs for multifamily projects.
  • Solicit, evaluate, and compare subcontractor and supplier bids.
  • Develop comprehensive project budgets and cost analyses.
  • Identify potential cost savings and value engineering opportunities.
  • Coordinate with project management and operations teams during preconstruction planning.
  • Participate in scope reviews, bid leveling, and subcontractor negotiations.
  • Maintain relationships with subcontractors, vendors, consultants, and clients.
  • Track current market pricing trends, labor rates, and material costs.
  • Assist in preparing proposals, bid packages, and presentation materials.
  • Evaluate project risks and provide recommendations to senior leadership.
  • Support project handoff meetings to ensure a smooth transition from preconstruction to operations.

The Successful Applicant

  • 5+ years of estimating experience with a General Contractor.
  • Proven experience estimating multifamily construction projects, including apartments, mixed-use developments, townhomes, student housing, or senior living communities.
  • Strong understanding of wood-frame, podium, and conventional multifamily construction methods.
  • Ability to perform detailed quantity takeoffs and cost analyses.
  • Experience reviewing architectural, structural, mechanical, electrical, and civil drawings.
  • Proficient with estimating software such as Sage Estimating, On-Screen Takeoff, Bluebeam, PlanSwift, or similar platforms.
  • Strong understanding of subcontractor procurement and bid management.
  • Excellent analytical, organizational, and problem-solving skills.
  • Effective communication and relationship-building abilities.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Knowledge of local construction markets and subcontractor networks throughout Central Pennsylvania is a plus.
