About Our Client

Our client is one of the fastest-growing affordable housing developers in the country, recognized for its innovative approach to preservation and community-focused investment strategies. To support continued expansion, the firm is seeking an Asset Manager to oversee a dynamic portfolio of affordable housing assets, with a strong emphasis on LIHTC, Section 8, and preservation-oriented housing initiatives. This role is critical to driving portfolio performance, executing business plans, and partnering closely with internal teams, investors, and operating partners to maximize both financial and social impact.

Job Description

The ideal candidate combines technical asset management expertise with a commercial mindset, strong interpersonal presence, and the ability to influence stakeholders and drive outcomes.

Key Responsibilities

  • Manage a portfolio of 3 -15 assets (800-3,000 units), ensuring financial and operational performance aligns with investment objectives
  • Oversee LIHTC compliance, Section 8/HUD programs, and preservation initiatives, including refinancing and syndication
  • Develop and execute asset-level business plans, including capital improvements, lease-up strategies, and operational efficiencies
  • Monitor property performance through detailed review of financial statements, budgets, variance analyses, and KPIs
  • Partner with property management and development teams to optimize operations, address challenges, and drive NOI growth
  • Lead interactions with investors, lenders, and public agencies, providing clear, strategic reporting and recommendations
  • Identify and implement value-enhancing strategies, including repositioning, cost management, and revenue optimization
  • Support capital events, including acquisitions, dispositions, refinancing, and investor reporting
  • Travel to portfolio locations regularly to maintain direct oversight and relationships

The Successful Applicant

Required Qualifications

  • Extensive experience in affordable housing asset management, with a strong preference for LIHTC and preservation deals
  • Hands-on experience with programs such as Section 8, HUD, and (ideally) NYCHA PACT
  • Proven track record managing a portfolio in the range of 800-3,000 units (3-15 assets)
  • Strong tenure at prior firms demonstrating stability and progressive responsibility
  • Ability to confidently represent ownership in front of investors and stakeholders, with strong communication and persuasion skills
  • Willingness and ability to commute to NYC at least 3 days/week and travel across the portfolio



Preferred Background

  • Experience at an affordable housing developer or owner-operator strongly preferred
  • Candidates who have successfully transitioned from property management or construction into asset management will be considered
  • Advanced degree preferred (MS in Real Estate, Finance, Accounting, or related discipline)
  • Strong understanding of real estate finance, capital structures, tax credits, and compliance frameworks
  • Commercially sharp with a "deal mindset" and strong financial instincts
  • Solutions-oriented and proactive; anticipates issues and drives resolution
  • Polished, credible, and influential; able to gain buy-in from investors and partners
  • Strong networking ability and relationship builder within the affordable housing ecosystem
  • Operates with an ownership mentality and a high level of accountability
  • Candidates from banking backgrounds are less preferred compared to those with direct real estate/operator experience
