About Our Client

This leading multifamily real estate organization is a fully integrated developer, general contractor, and property management company with approximately 900 employees nationwide. The company specializes in market-rate, affordable, workforce, and mixed-income housing communities and has developed tens of thousands of apartment homes across the country. The Assistant Project Manager will join a growing Mid-Atlantic platform supporting large-scale residential developments from preconstruction through completion. The Assistant Project Manager will work closely with both development and construction teams, while the Assistant Project Manager role provides a clear path for long-term advancement within a financially stable and expanding organization.

Job Description

  • Assist with overall project planning, budgeting, scheduling, and execution from preconstruction through closeout.
  • Support bid solicitation, scope development, subcontractor procurement, and buyout activities.
  • Help generate and maintain project budgets, forecasts, change orders, and cost tracking reports.
  • Assist with contract administration, purchase orders, subcontract agreements, and vendor negotiations.
  • Coordinate submittals, RFIs, shop drawings, permits, and project documentation.
  • Partner with project teams to monitor construction schedules and identify potential delays.
  • Support the Assistant Project Manager function through weekly schedule updates and progress tracking.
  • Assist the Project Manager and Superintendent with field coordination and project communication.
  • Conduct site visits to review quality, compliance, and progress against project plans.
  • Help manage inspections, testing reports, occupancy requirements, warranties, and closeout documentation.
  • Support safety initiatives by coordinating subcontractor compliance documentation and project safety meetings.
  • Attend project meetings with owners, consultants, lenders, municipalities, and construction teams.
  • Maintain project records, meeting minutes, logs, and reporting requirements.
  • The Assistant Project Manager will play a key role in ensuring projects remain on budget, on schedule, and aligned with quality standards.
  • Work closely with leadership and field teams to proactively resolve project challenges and support successful project delivery.

The Successful Applicant

  • Bachelor's degree in Construction Management, Civil Engineering, Construction Engineering Technology, or a related field preferred.
  • 3+ years of experience supporting or managing multifamily construction projects.
  • Experience with wood-frame multifamily, apartment, affordable housing, mixed-income, or market-rate residential developments.
  • Strong understanding of budgeting, scheduling, document control, and contract administration.
  • Proven ability to coordinate multiple stakeholders and maintain project organization.
  • Experience reviewing submittals, RFIs, change orders, and construction documentation.
  • Strong communication and problem-solving skills.
  • Proficiency with Microsoft Excel, Word, and Outlook.
  • Experience with Timberline, Bluebeam, Adobe, and On-Screen Takeoff is a plus.
  • OSHA 10 certification preferred.
  • First Aid/AED training preferred.
  • Additional safety certifications are a plus.
  • Stable employment history with a demonstrated track record of project success.
  • Valid driver's license required.
