Job Description

  • The Development Manager should have experience managing project teams through design and construction phases and delivering projects within budget and schedule

  • The Development Manager will lead the project team of general contractors, architects, engineers and consultants through the development life cycle of multi-family, P3 and affordable assisted living developments
  • The candidate should be able to collaborate with Vermilion team members, project architecture and construction partners and various stakeholders such as equity partners, lenders and/or third-party leasing or operations teams
  • Coordinate project conceptualization and visioning, linking design with project budget and pro forma
  • Function as the most knowledgeable individual in all project matters and details
  • Meet with the project team regularly to review the project status, anticipate issues and mitigate project risk
  • Manage and enforce contractual requirements and serve as primary point of contact for all design consultants and owner direct vendors
  • Oversee the RFI and submittal coordination process
  • Anticipate potential changes and update project budget and schedule forecasts
  • Review, analyze and negotiate change orders
  • Review contractor staffing and quality to ensure compliance with contract and specifications
  • Issue weekly and monthly project status updates to management team
  • Oversee the purchasing and implementation of FF&E
  • Conduct periodic site visits as required
  • Oversee the project close out phase including punchlist generation and turnover
  • Communicate with property management company for successful turnover

The Successful Applicant

  • 5 plus years of experience with a general contractor required

  • Bachelor's degree in real estate development, architecture and/or construction management preferred
  • Master's degree and knowledge of finance beneficial
  • Ground up experience required
  • Excellent written and oral communication skills
  • Demonstrated self-starter who can collaborate in a team environment
  • Excellent listening, negotiation and problem-solving skills
  • Proficiency with Microsoft Excel, Microsoft Project, Bluebeam, PowerPoint and GIS
  • Experience with entitlements preferred
