Job Description

The Director of Estimating will:

  • Lead estimating and preconstruction efforts from project pursuit through final proposal submission.
  • Oversee conceptual, schematic, design development, GMP, and hard bid estimates.
  • Direct quantity takeoffs, pricing strategies, bid leveling, and scope analysis across multiple projects.
  • Manage subcontractor and vendor solicitation efforts to maximize bid coverage and competitiveness.
  • Evaluate subcontractor and vendor proposals for scope completeness, accuracy, exclusions, and pricing.
  • Identify project risks, constructability concerns, market impacts, and scope gaps within construction documents.
  • Develop estimate deliverables including bid tabs, scope sheets, pricing comparisons, quantity summaries, and cost analyses.
  • Lead value engineering initiatives and recommend cost-saving strategies to clients and project teams.
  • Collaborate with operational leadership to ensure successful turnover from preconstruction to project execution.
  • Build and maintain strong relationships with subcontractors, vendors, owners, architects, and industry partners.
  • Monitor construction market trends, labor conditions, and material pricing to inform estimating decisions.
  • Mentor and develop estimating staff while establishing best practices and process improvements.
  • Coordinate multiple pursuits simultaneously while ensuring accuracy, quality, and deadline compliance.
  • Represent the organization at client meetings, networking events, industry functions, and business development initiatives.

The Successful Applicant

A successful Director of Estimating should have:

  • Significant experience in construction estimating, preconstruction, project management, or related construction leadership roles.
  • Strong ability to read and interpret construction drawings, specifications, addenda, and bid documents.
  • Deep knowledge of quantity takeoffs, trade scopes, subcontractor procurement, and bid leveling.
  • Experience leading estimates for commercial construction projects.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Ability to manage multiple pursuits and deadlines in a fast-paced environment.
  • Proficiency with Microsoft Excel, Word, Outlook, and Copilot.
  • Experience with Bluebeam and estimating/takeoff software platforms.
  • Proven ability to build relationships with subcontractors, vendors, and project stakeholders.
