Job Description

The Project Manager will be responsible for:

  • Leading the day-to-day management and execution of construction projects from preconstruction through project closeout.
  • Providing leadership and oversight to project teams while ensuring alignment with project goals, schedules, and budgets.
  • Developing and maintaining detailed project schedules, milestone tracking, and recovery plans as needed.
  • Managing project financial performance, including budgeting, forecasting, cost control, and profitability objectives.
  • Reviewing project scope and contract requirements to ensure successful execution and client satisfaction.
  • Negotiating and administering change orders while evaluating impacts to cost, schedule, and project resources.
  • Coordinating permitting, inspections, certificates of occupancy, and regulatory approvals with local agencies and authorities.
  • Monitoring project progress and proactively identifying risks, constraints, and opportunities for improvement.
  • Facilitating regular project meetings with owners, architects, engineers, subcontractors, and internal stakeholders.
  • Ensuring projects are completed safely, on time, within budget, and in accordance with quality standards.
  • Collaborating with field teams to address project challenges and maintain schedule commitments.
  • Reviewing drawings, specifications, contracts, and other project documents to support successful project delivery.
  • Managing project procurement activities, including subcontractor buyout, vendor negotiations, and material purchasing.
  • Tracking project costs and preparing accurate financial reports, forecasts, and progress updates.
  • Maintaining strong communication with clients while serving as a trusted advisor throughout the construction process.
  • Resolving project issues and conflicts in a timely and professional manner to minimize disruptions.
  • Ensuring compliance with company procedures, contract requirements, safety regulations, and industry best practices.
  • Overseeing project documentation, including RFIs, submittals, meeting minutes, change management logs, and closeout records.
  • Monitoring quality assurance and quality control efforts throughout all phases of construction.
  • Building and maintaining strong relationships with clients, consultants, trade partners, and vendors.
  • Supporting business development efforts through client engagement, proposal development, interviews, and project pursuits.
  • Leading project closeout activities, including punch list execution, final documentation, turnover packages, and warranty administration.
  • Partnering with Superintendents and field personnel to ensure seamless coordination between office and field operations.
  • Identifying value engineering opportunities and implementing strategies that improve project outcomes.
  • Providing mentorship, coaching, and professional development support to Project Engineers, Assistant Project Managers, and other team members.
  • Driving accountability, collaboration, and operational excellence across the project team.
  • Managing multiple projects and priorities simultaneously while maintaining exceptional client service.
  • Delivering successful projects that exceed client expectations and contribute to repeat business opportunities.
  • Promoting a culture of safety, teamwork, continuous improvement, and high-performance execution.
  • Performing additional responsibilities necessary to support the successful completion of projects and company objectives.

The Successful Applicant

The successful Project Manager will have:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • 3-5+ years of project management experience within the commercial construction industry.
  • Prior experience working for a General Contractor managing projects from preconstruction through closeout.
  • Conceptual estimating and budgeting experience with the ability to evaluate project feasibility and costs.
  • Strong communication and relationship-building skills with the ability to effectively interact with clients, subcontractors, consultants, and internal teams.
  • Ability to manage multiple responsibilities and adapt to the evolving demands of complex construction projects.
  • Proficiency with Microsoft Office Suite, including Excel, Word, Outlook, and Teams.
  • Strong understanding of construction methods, building systems, project delivery processes, and the full project lifecycle.
  • Proven track record of successfully managing project budgets, schedules, subcontractors, and overall project performance.
  • Experience coordinating with architects, engineers, owners, consultants, and field operations teams.
  • Ability to review and interpret construction drawings, specifications, contracts, and related project documentation.
  • Strong problem-solving, risk management, and decision-making capabilities.
  • Experience utilizing Procore, Bluebeam, Primavera P6, Microsoft Project, or similar construction management software.
  • Demonstrated leadership skills with the ability to lead, mentor, and develop project teams.
  • Strong negotiation skills with experience managing subcontractor agreements, vendor contracts, and change order discussions.
  • Exceptional organizational skills with a high level of attention to detail and accuracy.
  • Ability to successfully manage multiple projects and competing priorities simultaneously.
  • Knowledge of local building codes, permitting processes, and regulatory requirements.
  • Experience conducting project site visits, progress evaluations, and quality reviews.
  • Proven ability to establish and maintain strong client relationships that drive project success and repeat business.
  • Flexible and solutions-oriented mindset with the ability to navigate changing project conditions and unforeseen challenges.
  • Experience coordinating procurement activities, buyout processes, and long-lead material planning.
  • Strong presentation and communication skills with the ability to provide project updates to executives, clients, and project stakeholders.
  • Experience mentoring Project Engineers, Assistant Project Managers, and other developing construction professionals.
