Job Description

The Project Manager - K-12/Municipal Projects - Owings Mills, MD will be responsible for:

  • Lead projects from conceptual planning through final completion.
  • Participate heavily in budgeting, estimating, and preconstruction activities.
  • Manage bidding efforts, subcontractor procurement, and trade partner relationships.
  • Serve as the primary client-facing representative throughout the project lifecycle.
  • Coordinate closely with estimating, field operations, and executive leadership teams.
  • Perform constructability reviews and identify project risks early.
  • Develop trade scopes and manage subcontractor contracts and negotiations.
  • Oversee permitting, utility coordination, and regulatory requirements.
  • Create, maintain, and update project schedules using Primavera P6.
  • Monitor project budgets, cash flow, forecasting, and cost controls.
  • Manage subcontractor performance, quality, and project execution.
  • Ensure projects are delivered safely, on schedule, within budget, and to client expectations.

The Successful Applicant

A successful Project Manager - K-12/Municipal Projects - Owings Mills, MD should have:

  • 5+ years of Project Management experience in commercial construction.
  • Successfully led at least two projects as the lead Project Manager.
  • Experience managing projects valued at $10M+, with ideal experience in the $40M-$70M range.
  • Strong leadership experience managing project teams and field staff.
  • Proficiency in CPM scheduling, contract administration, budget management, and cash flow forecasting.
  • Experience with occupied renovations and phased construction projects is highly preferred.
  • Preconstruction experience including budgeting and procurement is a plus.
  • Experience with CM-at-Risk delivery methods preferred.
  • Proficiency in Primavera P6, Autodesk products, PlanGrid, and Submittal Exchange.
  • Strong communication, negotiation, and client relationship management skills.
