At any given time, they have about a half billion worth of developments in their pipeline, always working through their pipeline from concept to entitlements to construction to sale of constructed assets.Job DescriptionWhat You'll DoTurnaround (Legacy Properties)Conduct physical property walks and audits to reconcile actual occupancy against rent rollsManage and execute a high-volume eviction pipeline in coordination with legal counselIdentify and remove unauthorized occupants and restore unit controlRebuild accurate records and operational processes from the ground upLease-Up (New Construction, Class A)Execute and oversee aggressive lease-up strategies to hit stabilization targets as quickly as possibleManage the full leasing cycle: marketing coordination, showings, applicant screening, and lease executionEnsure properties are presented at a Class A standard - model units, common areas, curb appeal, and punch list follow-through with contractorsTrack absorption pace weekly and flag any obstacles to the Asset Management team for strategic adjustmentCoordinate with ownership and the AM consultant on pricing strategy, concession deployment, and comp analysisPortfolio-WideOversee all tenant-facing operations: leasing, renewals, notices, and collectionsMaintain AppFolio data integrity, including nightly reporting and KPI trackingSupervise on-site staff, vendors, and maintenance teams across all propertiesTravel regularly to Longview, TX (by car) and Lubbock, TX (by air) for property inspections and oversightDeliver monthly property condition and performance reports to leadershipMPI does not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity or expression, national origin, age, disability, veteran status, marital status, or based on an individual's status in any group or class protected by applicable federal, state or local law.
