Our client is seeking an experienced Senior Project Manager to lead the planning, execution, and delivery of multifamily construction projects throughout the Greater Lancaster, PA market. This individual will oversee project teams, client relationships, budgets, schedules, and operational performance while ensuring projects are delivered safely, on time, and within budget.

Job Description

  • Lead all phases of multifamily construction projects from preconstruction through final turnover.
  • Manage multiple projects simultaneously while maintaining project schedules, budgets, and quality standards.
  • Develop and monitor project budgets, forecasts, cost reports, and financial performance metrics.
  • Oversee subcontractor procurement, contract negotiations, and scope management.
  • Direct project teams, including Project Managers, Assistant Project Managers, and field personnel.
  • Collaborate with Superintendents to ensure project milestones and production goals are achieved.
  • Review and negotiate owner contracts, subcontract agreements, and change orders.
  • Identify and mitigate project risks while proactively resolving project challenges.
  • Maintain strong relationships with owners, developers, architects, engineers, and consultants.
  • Lead project meetings and provide regular updates to executive leadership and project stakeholders.
  • Ensure compliance with safety standards, company policies, contract requirements, and local building regulations.
  • Support business development efforts through client engagement and participation in project pursuits.
  • Manage project closeout activities, including punch list completion, commissioning, and final turnover documentation.

The Successful Applicant

  • 10+ years of project management experience within commercial construction.
  • 5+ years of experience managing multifamily construction projects.
  • Proven success overseeing ground-up apartment communities, mixed-use developments, senior living facilities, or large residential projects.
  • Strong understanding of construction contracts, budgeting, forecasting, scheduling, and risk management.
  • Experience managing project values exceeding $20M.
  • Ability to interpret construction drawings, specifications, and contract documents.
  • Excellent leadership, negotiation, and relationship management skills.
  • Strong organizational and problem-solving abilities.
  • Proficiency with Microsoft Office Suite and construction management software.
  • Valid driver's license with the ability to travel throughout the Lancaster and surrounding Pennsylvania markets.
