Job Description

Our client is seeking an experienced Project Manager/Owner's Representative to oversee the planning, development, and execution of multifamily real estate projects, with a strong emphasis on affordable housing and mixed-income developments. This individual will act on behalf of ownership to manage all phases of development, ensuring projects are delivered on time, within budget, and in compliance with financing and regulatory requirements.Development & Project Oversight

  • Serve as the Owner's Representative across all phases of development, from feasibility through lease-up and stabilization
  • Manage project schedules, budgets, and scopes to ensure successful delivery
  • Coordinate with architects, engineers, contractors, and consultants to advance project milestones
  • Lead regular project meetings and provide updates to senior leadership



Financial & Capital Management

  • Assist in project underwriting, budgeting, and financial modeling
  • Monitor project budgets, contingencies, and cash flows
  • Support capital structuring and closing processes
  • Review draw requests and coordinate with lenders and investors



Construction Management

  • Oversee construction progress, budgets, and quality control
  • Review contractor bids, contracts, and change orders
  • Coordinate with general contractors and third-party inspectors
  • Ensure adherence to schedules and resolve construction issues



Stakeholder & Community Engagement

  • Serve as a key liaison with municipalities, community stakeholders, and partners
  • Participate in public meetings, zoning hearings, and community outreach efforts
  • Support entitlement processes and permitting



Risk Management & Reporting

  • Identify and mitigate project risks across development lifecycle
  • Maintain thorough project documentation and reporting
  • Provide regular status reports to ownership and investors

The Successful Applicant

Required

  • Bachelor's degree in Real Estate, Urban Planning, Construction Management, Finance, or related field
  • 5-10+ years of experience in real estate development, project management, or owner's representation
  • Demonstrated experience with affordable housing projects, particularly LIHTC
  • Strong knowledge of development processes, entitlements, and construction management
  • Experience managing project budgets, schedules, and consultant teams
  • Excellent communication, organization, and leadership skills



Preferred

  • Direct experience working for a real estate developer or affordable housing developer
  • Experience with mixed-income, multifamily, or supportive housing developments
  • Familiarity with public financing tools and layered capital structures
  • Professional certifications (e.g., PMP, LEED, or similar)
  • Experience working with public agencies or public-private partnerships
