Our client is a growing construction firm with a strong focus on multifamily residential development throughout the Chicagoland market. Known for its commitment to quality construction, collaboration, and project execution, the company is continuing to expand its project pipeline and is seeking an Assistant Project Manager to support the successful delivery of ground-up multifamily developments.

Job Description

As an Assistant Project Manager, you will work closely with Project Managers, Superintendents, subcontractors, design teams, and ownership groups to coordinate and execute ground-up multifamily construction projects. The ideal candidate has direct experience working on new-construction multifamily developments and is eager to take on increasing responsibility within a collaborative project team.

Key Responsibilities:

  • Assist in managing ground-up multifamily construction projects from preconstruction through completion and closeout.
  • Support the development and maintenance of project budgets, construction schedules, and project forecasts.
  • Coordinate with subcontractors, architects, engineers, consultants, and field personnel to maintain project progress.
  • Review construction drawings, specifications, submittals, and requests for information (RFIs).
  • Track and manage change orders, subcontractor scopes, purchase orders, and contract documentation.
  • Assist with subcontractor buyout, procurement, bid reviews, and cost analysis.
  • Monitor project milestones and proactively identify potential schedule, budget, and quality concerns.
  • Participate in project meetings and maintain clear communication among project stakeholders.
  • Assist with monthly cost reporting, pay applications, budget reconciliations, and financial tracking.
  • Help coordinate inspections, permitting requirements, quality control, and compliance with applicable building codes and safety standards.
  • Maintain accurate project documentation and support punch-list completion, turnover, and final closeout activities.

The Successful Applicant

The ideal candidate is an organized, proactive construction professional with a solid foundation in project coordination and a demonstrated interest in multifamily development.

Required Qualifications and Experience:

  • Previous experience as an Assistant Project Manager, Project Engineer, Project Coordinator, or in a similar construction project management role.
  • Direct experience with ground-up multifamily residential construction is required. Candidates with only renovation, tenant improvement, or commercial interiors experience will not meet the primary project requirement.
  • Working knowledge of construction schedules, budgets, subcontractor coordination, RFIs, submittals, and change orders.
  • Experience working with general contractors, construction managers, or multifamily developers.
  • Strong communication, organizational, problem-solving, and time-management skills.
  • Proficiency with construction management software such as Procore, Bluebeam, Microsoft Project, or comparable platforms.
  • A bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred.
