Job Description

    • Lead the preparation of detailed conceptual, schematic, design development, and final estimates for commercial construction projects.
    • Analyze plans, specifications, and project requirements to develop accurate budgets and competitive bids.
    • Manage subcontractor outreach, bid solicitation, scope review, and bid leveling processes.
    • Prepare quantity takeoffs, cost analyses, and pricing strategies for ground-up and tenant improvement projects.
    • Work closely with owners, architects, engineers, and project teams during the preconstruction process.
    • Identify value engineering opportunities and provide cost-saving recommendations without compromising quality or schedule.
    • Develop conceptual budgets and cost models for projects in various stages of planning and design.
    • Support proposal development, presentations, and client interviews as needed.
    • Maintain current knowledge of market conditions, labor trends, and material pricing.
    • Ensure all estimates are complete, accurate, and aligned with company profitability goals.

The Successful Applicant

  • 5+ years of experience in commercial construction estimating for a General Contractor.
  • Strong background preparing estimates and budgets for ground-up and tenant improvement commercial projects across various market sectors.
  • Experience performing quantity takeoffs, cost analysis, subcontractor bid leveling, budget development, and competitive bid preparation.
  • Ability to interpret construction drawings, specifications, and contract documents to develop accurate and comprehensive estimates.
  • Strong communication and relationship-building skills with clients, subcontractors, suppliers, architects, and internal project teams.
  • Comfortable collaborating with project management, field operations, ownership, and preconstruction teams throughout the project lifecycle.
  • Proven ability to manage multiple estimates simultaneously while maintaining accuracy and meeting bid deadlines.
  • Stable work history with reputable commercial builders and a reputation for professionalism, accountability, attention to detail, and follow-through.
  • Familiarity with the Las Vegas construction market and established local subcontractor and supplier relationships is highly valued.
  • Proficiency with estimating software, takeoff tools, and Microsoft Office Suite is preferred.
