About Our Client

A leading California General Contractor specializing in HCAI/OSHPD Healthcare and Life Sciences construction is seeking an experienced Preconstruction Manager to lead estimating, budgeting, planning, and preconstruction services for complex technical projects throughout Southern California.

This role is ideal for a construction professional who understands the intricacies of healthcare and life sciences construction and can successfully guide projects through all preconstruction phases. The ideal candidate will possess extensive experience developing conceptual estimates, GMPs, value engineering solutions, procurement strategies, and project execution plans for hospitals, medical facilities, laboratories, biotech campuses, pharmaceutical facilities, and research environments.

Job Description

The Preconstruction Manager will be responsible for:

  • Leading all preconstruction activities from pursuit through project turnover to operations.
  • Preparing conceptual budgets, schematic estimates, design development estimates, and GMP proposals.
  • Developing detailed quantity takeoffs, subcontractor bid packages, and scope reviews.
  • Managing the budgeting process for complex HCAI/OSHPD healthcare and Life Sciences projects.
  • Performing constructability reviews and identifying project risks early in the design process.
  • Leading value engineering efforts while maintaining project quality and performance objectives.
  • Collaborating with project executives, project managers, superintendents, architects, engineers, and ownership teams.
  • Developing procurement strategies for long-lead equipment and critical building systems.
  • Coordinating preconstruction schedules and ensuring alignment with project delivery milestones.
  • Managing subcontractor and supplier relationships throughout the budgeting and bidding process.
  • Supporting business development efforts and participating in client presentations and interviews.
  • Facilitating successful handoff from preconstruction to operations teams.

The Successful Applicant

The ideal Senior Project Manager will have:

  • 8+ years of experience in Preconstruction, Estimating, or Project Management within Healthcare and/or Life Sciences construction.
  • Extensive knowledge of HCAI/OSHPD healthcare projects, including hospitals, medical office buildings, central utility plants, surgical centers, and healthcare renovations.
  • Strong experience with Life Sciences projects, including laboratories, biotech facilities, pharmaceutical facilities, clean rooms, vivariums, and research environments.
  • Proven experience developing budgets and GMPs for projects ranging from $20M to $100M+.
  • Experience working for highly respected healthcare or life sciences general contractors.
  • Strong understanding of healthcare infrastructure, MEP systems, laboratory requirements, and technical building systems.
  • Ability to prepare estimates throughout all design phases, including conceptual, SD, DD, and CD stages.
  • Demonstrated experience performing constructability reviews and value engineering analysis.
  • Strong understanding of procurement planning and long-lead equipment coordination.
  • Excellent client-facing communication and presentation skills.
  • Stable employment history showing progressive career growth and leadership responsibility.
