Project Manager - Commercial & Institutional Construction - DC

The Project Manager will:

• Manage projects through the full lifecycle, including estimating, contracting, buyout, construction administration, financial management, and closeout.
• Build and maintain strong relationships with owners, design professionals, subcontractors, and project stakeholders.
• Obtain and manage permits, approvals, and regulatory requirements as needed.
• Conduct regular site visits to monitor safety, quality, cleanliness, and contract compliance.
• Prepare, negotiate, and manage change orders, cost estimates, and project proposals.
• Develop and maintain CPM project schedules using Primavera P6 or Microsoft Project.
• Monitor schedule performance and identify critical path impacts, delays, and recovery strategies.
• Coordinate look-ahead schedules with field leadership to ensure project milestones are achieved.
• Determine the most effective approach for subcontracted and self-performed work activities.
• Negotiate contracts, subcontracts, and purchase orders to meet project objectives.
• Proactively identify project risks and implement solutions before issues impact cost or schedule.
• Lead project meetings and maintain clear documentation of progress and decisions.
• Establish and maintain project controls, including submittal, RFI, and change order tracking systems.
• Manage project budgets, cost controls, and financial reporting.
• Prepare owner requisitions and oversee vendor and subcontractor payments.
• Ensure compliance with contract requirements, legal obligations, safety standards, and client-specific programs.
• Manage project closeout activities, substantial completion documentation, and final turnover.
• Participate in professional development, industry networking, and ongoing learning opportunities.
