Job Description

The Project Manager - Commercial/Federal Projects - DC Metro will:

  • Lead construction projects through the entire project lifecycle, from preconstruction and budgeting through completion and closeout.
  • Develop project estimates, negotiate contracts, manage procurement activities, and oversee project buyout processes.
  • Build and maintain strong relationships with clients, architects, engineers, and key project stakeholders.
  • Secure permits and ensure compliance with applicable regulatory and contractual requirements.
  • Conduct regular site visits to monitor safety, quality, progress, and overall project performance.
  • Create, maintain, and update critical path schedules using Primavera P6 or MS Project.
  • Identify schedule impacts, mitigate delays, and manage time extension requests when necessary.
  • Partner with field leadership to develop and communicate short-term and look-ahead schedules.
  • Evaluate and implement subcontracting and self-perform strategies to achieve project goals.
  • Negotiate and administer contracts, subcontracts, purchase orders, and change orders.
  • Proactively identify project risks and implement effective solutions before issues escalate.
  • Lead project meetings and provide detailed project documentation and reporting.
  • Maintain project controls including submittal logs, change order logs, and project tracking systems.
  • Monitor budgets, forecast costs, and manage project financial performance throughout execution.
  • Prepare owner billings, process vendor payments, and ensure compliance with payment terms.
  • Oversee project closeout activities and facilitate successful turnover to clients.
  • Support safety, quality control, environmental, and client-specific compliance programs.
  • Participate in industry associations, networking events, and ongoing professional development opportunities.

The Successful Applicant

The Project Manager - Commercial/Federal Projects - DC Metro will have:

  • Bachelor's degree in Construction Management, Engineering, or a related field with 4-7 years of commercial construction project management experience; equivalent industry experience will also be considered.
  • Proven experience managing subcontractors, self-perform work, budgets, schedules, and project delivery.
  • Strong knowledge of commercial and institutional construction means, methods, and best practices.
  • Proficiency with project management, scheduling, spreadsheet, and construction software tools.
  • Experience developing and managing CPM schedules using Primavera P6 and/or Microsoft Project.
  • Strong understanding of cost control, forecasting, and change order management.
  • Excellent communication, negotiation, problem-solving, and stakeholder management skills.
  • Ability to work in active construction environments, including climbing stairs and ladders and navigating jobsites.
  • Valid driver's license with a clean driving record.
  • OSHA 30, First Aid/CPR certifications, CQC certification, and government contracting experience are highly preferred.
  • Professional certifications such as Associate Constructor (AC), Certified Professional Constructor (CPC), or PE license are a plus.
