Job Description

As a Project Manager - Construction - Manhattan, you will be responsible for:

  • Managing ground-up affordable housing projects from preconstruction through completion
  • Developing and maintaining project budgets, schedules, forecasts, and cost reports
  • Coordinating architects, engineers, consultants, ownership groups, and subcontractors
  • Managing procurement, contract administration, and subcontractor buyouts
  • Reviewing and processing RFIs, submittals, change orders, and project documentation
  • Monitoring project costs and maintaining strong financial controls
  • Leading project meetings and serving as the primary client-facing representative
  • Collaborating closely with Superintendents to ensure successful field execution
  • Managing project reporting, compliance requirements, and stakeholder communication
  • Coordinating inspections, agency approvals, and occupancy milestones
  • Identifying project risks and implementing mitigation strategies
  • Ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards

The Successful Applicant

The successful candidate will have:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
  • 5+ years of Project Management experience within construction
  • Extensive experience managing ground-up affordable housing projects
  • Experience with multifamily, workforce housing, mixed-use, or LIHTC developments preferred
  • Strong budgeting, forecasting, scheduling, and cost control expertise
  • Experience managing subcontractors, consultants, and project teams
  • Knowledge of affordable housing project requirements and construction sequencing
  • Ability to read and interpret architectural, structural, civil, and MEP drawings
  • Strong understanding of RFIs, submittals, change orders, procurement, and project controls
  • Proficiency with Procore, Bluebeam, Microsoft Project, and Microsoft Office
  • Excellent communication, leadership, negotiation, and problem-solving skills
