Job Description

The Project Manager will be responsible for:

  • Collaborate with the project team during both preconstruction and construction to develop, maintain, and monitor the project schedule, applying Lean principles where appropriate.
  • Obtain all necessary permits and establish protocols to ensure required inspections are properly scheduled, documented, and approved.
  • Lead onboarding and contract negotiations with trade partners and vendors, ensuring all buyouts align with the established project budget.
  • Coordinate with Preconstruction, architects, engineers, and trade partners to manage BIM efforts and resolve design conflicts.
  • Provide clear, consistent communication to the client and company leadership through detailed reporting on budget, schedule, quality, safety, and project changes.
  • Run weekly OAC meetings and distribute all required documentation to keep stakeholders informed of progress and potential challenges.
  • Hold weekly coordination meetings with trades, vendors, and key team members to maintain alignment and resolve issues.
  • Prepare monthly invoices and manage all necessary documentation and approvals to ensure timely project funding and payment to partners and vendors.
  • Work closely with the client, architect, and engineering team to manage scope changes, documenting cost, schedule, and quality impacts and securing timely approvals.
  • Oversee inspection quality throughout the project to prevent rework and lead the closeout process through thorough punch-list management.
  • Partner with the superintendent, trade partners, and client to develop and enforce a comprehensive project safety plan.
  • Support documentation of project scope and validate that design deliverables meet contractual requirements at key milestones.
  • Provide technical input in selecting subcontractors, suppliers, and additional project partners.
  • Maintain strict version control of design documents and ensure all team members are working from current information.
  • Collaborate with the project team to create detailed phasing plans aligned with both schedule and cost projections.
  • Oversee and support an effective co-location work environment for the full project team.
  • Assist with business development efforts for new project pursuits, including strategic planning sessions and participation in interviews.
  • Perform additional duties as assigned by the supervisor.

The Successful Applicant

The successful Project Manager will have:

  • Bachelor's degree preferably in Construction Management, Civil Engineering, and Architecture or equivalent
  • 4+ years project management experience
  • Previous Light Industrial, Warehouse, or Manufacturing projects
  • Tilt wall experience is a plus
  • True leadership experience managing teams, client management, goal setting and achieving.
  • Someone who is internally motivated to grow a company and lead.
  • Estimating experience.
  • Having experience with Cost +, negotiated work, MS Project, and Pro-core.
  • CPM scheduling and planning.
  • Has ability to estimate change orders, pay apps, etc
