The firm focuses on complex gut renovations of brownstones, townhouses, co-op apartments, and other luxury residential properties for high-net-worth individuals. With a strong reputation for quality craftsmanship, attention to detail, and exceptional client service, the company is looking to add an experienced Project Manager to its growing team.

Job Description

As Project Manager, you will be responsible for the following:

  • Manage high-end residential gut renovations throughout Manhattan and Brooklyn
  • Oversee projects from preconstruction through final completion and closeout
  • Develop and maintain project schedules, budgets, and cost reports
  • Manage subcontractors, vendors, and material procurement
  • Coordinate with architects, designers, engineers, consultants, and homeowners
  • Review drawings, specifications, RFIs, submittals, and change orders
  • Conduct project meetings and maintain clear communication with all stakeholders
  • Track project progress, costs, materials, and long-lead items
  • Identify and resolve project issues while maintaining schedule and budget
  • Manage client expectations and provide consistent project updates
  • Ensure work meets project specifications, quality standards, and applicable requirements
  • Lead project closeout and ensure all punch-list items are completed

The Successful Applicant

A successful Project Manager should have:

  • 5+ years of construction experience, preferably with a General Contractor
  • Proven experience managing high-end residential interior gut renovations
  • Brownstone, townhouse, co-op, condo, or luxury apartment experience preferred
  • Strong understanding of NYC residential construction and renovation processes
  • Experience managing subcontractors, budgets, schedules, and client relationships
  • Strong knowledge of construction drawings, specifications, and project documentation
  • Excellent communication, organizational, and problem-solving skills
  • Proficiency with Procore or other construction management software preferred
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
