Job Description

The Senior Preconstruction Manager - Multifamily & Commercial will be responsible for:

  • Leading preconstruction efforts for multifamily and commercial projects from concept through GMP and contract execution
  • Overseeing estimating, budgeting, and cost modeling at the conceptual, schematic, and detailed design phases
  • Managing the GMP process, including scope reviews, value engineering, and cost reconciliation
  • Collaborating closely with ownership, design teams, and internal stakeholders to align scope, schedule, and budget
  • Directing subcontractor and vendor bid solicitation, analysis, leveling, and recommendations
  • Driving value engineering initiatives to optimize cost, constructability, and schedule while maintaining quality
  • Reviewing drawings and specifications to identify constructability issues, risks, and opportunities early
  • Developing preliminary project schedules and logistics plans in coordination with operations teams
  • Supporting business development pursuits, including conceptual pricing, proposals, and interview participation
  • Mentoring and guiding junior preconstruction and estimating staff
  • Ensuring a seamless transition from preconstruction to operations with clear handoff and documentation

The Successful Applicant

The Senior Preconstruction Manager - Multifamily & Commercial will have:

  • 8+ years of experience in preconstruction, estimating, or project management, with a strong mix of multifamily and commercial project experience
  • Proven experience leading preconstruction teams and processes through conceptual design, GMP, and contract execution
  • Strong background in cost estimating, budgeting, value engineering, and scope reconciliation
  • Experience managing subcontractor bid packages, leveling, and buyout recommendations
  • Deep understanding of construction documents, constructability reviews, and risk analysis
  • Ability to partner closely with owners, architects, engineers, and internal operations teams
  • Experience supporting business development efforts, including conceptual pricing, proposals, and client presentations
  • Proficiency with preconstruction and estimating tools (e.g., Procore, Bluebeam, Excel, estimating software)
  • Strong leadership, communication, and mentorship skills
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience)
