This position leads multiple projects and oversees a team of preconstruction professionals to deliver high-quality planning, budgeting, and advisory services for clients. They manage the entire preconstruction process-from early design through completed construction documents-including feasibility studies, cost estimates, value engineering, comparative analyses, and presentations to both internal and external stakeholders.

Job Description

  • Lead multiple projects through the full preconstruction lifecycle, from early design and feasibility studies through final construction documents and bidding.
  • Develop and oversee conceptual budgets, detailed estimates, value engineering initiatives, comparative cost studies, and pricing strategies to ensure accurate project forecasting.
  • Manage and coordinate preconstruction activities with owners, architects, consultants, subcontractors, and operations teams to successfully transition projects into construction.
  • Lead, mentor, and supervise preconstruction managers, assistant managers, and project engineers while driving team performance and development.
  • Prepare and present estimates, budgets, and strategic recommendations to clients and internal stakeholders, supporting interviews and business development efforts.
  • Evaluate project designs, building systems, schedules, logistics, and construction documents to identify risks, cost-saving opportunities, and scope gaps before construction begins

The Successful Applicant

  • Advanced proficiency in Microsoft Office Suite (especially Excel), On-Screen Takeoff (OST), Bluebeam, and other Adobe products.
  • Bachelor's Degree in Engineering, Construction Management, Architecture or related field, preferred
  • At least (7) years of related commercial construction work experience
  • Has been the lead preconstruction manager on several projects
  • Has led others as team leader and has worked to develop and coach others
  • Strong understanding of building systems, construction drawings and specifications, scheduling (P6), project logistics, geotechnical reports, building codes, LEED requirements, and cost-control opportunities.
