The Sr. Project Estimator's role will primarily focus on providing the development teams/owner's rep with preliminary cost info, budgetary feedback, and all preliminary estimating needs. Additionally, the Sr. Project Estimator will oversee and compile all project quantity takeoffs, harvesting, cataloging, and updating post bid organizational unit costing data, and general management/maintenance of the selected estimating tools and associated workflows.

Job Description



Senior Project Estimator



  • The Sr. Project Estimator will be the primary resource for all preliminary and conceptual cost exercises.


  • Assist the Pre-Construction Division President in the investigation, product research, implementation, and maintenance of the required software needed for all preliminary cost/budgetary functions.


  • Responsible for harvesting, cataloging, and updating all construction estimate cost data for use on future projects as requested.


  • Upon request, proof out all preliminary value-engineering options and produce alternate/upgrade pricing lists as required.


  • Responsible for quantity takeoffs for all products per the required unit of measure on all projects.


  • Serve as the primary contact point for all new/potential bidders looking for bidding opportunities on new projects. Manage a contact database for all business partners, subcontractors, potential bidders, and MBE/WBE/VBE partners by region/location.


  • Seek out and solicit new bidders by project location and confirm with Construction Project Managers that they are added to the bidder distribution lists as applicable.


  • At the start of each project, work with the Construction Project Manager to compile bidder lists using:
    • Regional visits
    • Job sites
    • Supply warehouses
    • City permit office recommendations
    • Design group recommendations
    • Procore subcontractor lists
    • Vendor lists and web searches
    • Lists sorted by service territory


  • Determine acceptable units of measure for costing purposes and ensure estimating templates, bid sheets, and subcontractor bid submissions contain all required information.


  • Formulate, maintain, vet, and enhance subcontractor relationships to support future projects, bidding, and costing exercises (regionally focused).


  • Understand labor costs and rates by region, including Davis-Bacon wage requirements when applicable.


  • Participate in the review of all final construction estimates.


  • Assist with HUD documentation, including supporting cost documentation and exhibits.


  • For all AC Rehab projects and associated preliminary estimate requirements, serve as the primary coordinating resource, working with development, architecture/civil design, management, and construction teams to support budgeting and estimating needs.

The Successful Applicant

Senior Project Estimator

· Associates or bachelor's degree in Construction Management, Civil/Architectural Engineering or related field

· Minimum 10 yrs in residential/multifamily construction estimating, preferably with pre-construction/estimating team leadership skills

· Proficiency in estimating software, AutoCAD, Bluebeam, quantity take-off tools, historical data compilation, analytics

· Excellent written, oral, and presentation skills and ability to negotiate with vendors and subcontractors

· Experience managing multiple projects simultaneously, with attention to detail and time managment
